Order a Resale Certificate

The title company will need the following information from the POA for closing:

  • TREC or TXR forms: Subdivision Information, Including Resale Certificate for Property Subject to Mandatory Membership in a Property Owners’ Association.
  • Bylaws – effective 3/28/22
  • Rules & Regulations – effective 3/28/22
  • Association Budget
  • Certificate of Liability Insurance
  • Current Balance Sheet

We work closely with Texas National Title and Independence Title in Wimberley. If you are using someone else, we will need to know the name of the closing agent and title company.

Cypress Point has a 12-unit limit on the number of homes allowed to operate as a long-term rental at any time.

No short-term rentals allowed.

Please be advised – We are currently at the limit of 12 homes leased, so no more homes can be leased at this time.

Cypress Point POA Rules at a Glance

This is a condensed list of important Rules to know. For all Rules & Regulations, see Cypress Point Documents posted online.

  1. No more than 12 homes may be leased in Cypress Point at any given time. If you are planning to lease your property, you must get permission from the Board of Directors before you do so. Landlords and tenants must comply with the Bylaws and Rules & Regulations.
  2. Leases must be for at least 12 months. No short-term rentals are allowed.
  3. Pets and Animals:
    a. Having more than two pets (dogs and cats) requires written permission from the Board of Directors
    b. Pets, when outside, must be on a leash, restricted or under immediate control of owner
    c. Owners must pick up their pet’s excrement.
    d. The feeding of deer is strictly prohibited.
  4. No large commercial vehicles, large trucks, campers, boats, motor homes or trailers may be parked or stored on the premises.
  5. Pool – This is a private pool for residents and their guests. Rules are posted online and at the pool.
  6. We have a grinder pump. Only toilet paper and natural matter can go down the drains. No grease, flushable wipes, cleaning wipes, paper, plastic, fabric or rubber items!
  7. Architectural Review/City of Woodcreek
    a. Any plans to make alterations to the exterior of any home must be approved by both City of Woodcreek and the Architectural Review Committee. Paint, Roof, or any construction to exterior require approval.
    b. City of Woodcreek has strict ordinances regarding exterior changes. Make sure you acquire a permit before making any exterior changes.
